CINCINNATI — Suburban to city transplants Steve and Diana Sadowski are among the few — and the lucky — whose home features an original wall mural by renowned Cincinnati illustrator C.F. Payne.

The 3-foot wide, 10-foot tall “Pig in a Tuxedo” artwork is usually the first thing the couple shows off when new guests visit their 1888-built, two-story townhouse on West Ninth Street.

From Cincinnati.com:

COLUMBIA TWP. — Upscale townhomes to be built south of the Kenwood Country Club in a $12 million development called “Woodland Vistas” are for sale.

Cranewoods Development of Atlantic Beach, Fla., has plans for 16 townhomes with prices ranging from $500,000 to  $800,000 on Woodland Lane off Whetsel Avenue in Columbia Township.

“The project replaces one that defaulted and stood unfinished for five years on Whetsel, between Jordan (Lane) and Wind (Road),” said Columbia Township Administrator Mike Lemon.

“The new plan is far superior to the original.

“We will be very happy to see this superior plan completed and welcome the new owners to the community,” Lemon said.

Cranewoods Development plans to rework a building at the three-acre site erected by the unsuccessful former developer and construct five more “Arts and Crafts” buildings, said Andrew Howe, company president.

From the Cincinnati Business Courier site:

Andrew Howe, president of Cranewoods Development LLC, is ready to tackle his third stalled development project in the Cincinnati region.

Howe, who’s become known as a “project fixer” in the last few years, purchased the stalled Gatewood Garden development in Columbia Township in December for $500,000. What was originally planned as a 19-townhome development with three- and four-story buildings will become a $12 million, 16-townhome Arts and Crafts neighborhood with two-story buildings.

“It looked like a winner,” Howe said. “It just needed help.”

Rebranded as Woodland Vistas, Howe worked with CR Architecture + Design on the conceptual designs. Sari Lehtinen with CR is the project manager for Woodland Vistas.

Cranewoods’ Upscale Woodland Vistas its Latest “fix”

in Real Estate Market News

For information about the project visit Woodland Vistas

From the Building Cincinnati site:

An unfinished development project with commanding views is closer to new life as an upscale townhome community.
On Thursday, Cranewoods Development got approval from the Hamilton County Rural Zoning Commission on a major adjustment to a planned multiple residence district to redevelop the former Gatewood Gardens condominium development into the $12 million, 16-unit Woodland Vistas, which will feature units of between 2,900 and 3,300 square feet and priced between $500,000 and $800,000.

The development, located on a Columbia Township hillside off of Whetsel Avenue, was approved by the Board of County Commissioners in December 2003.  Only one of six buildings planned by its original developer was built before the recession hit, and it was not completed.

Andrew Howe, president of Cranewoods Development, closed on the property in December 2012.  He’s working with CR architecture + design on the design of the new units, as well as the redesign of the existing building…………… Read the entire article here:

EXCUSE BOOK For Politicians Hits #1 on Amazon Hot New Releases List

in Real Estate Market News

CINCINNATI, Jan. 4, 2013 /PRNewswire/ — In a sign of the times, Andrew Murray Howe V‘s The Politician’s Essential EXCUSE BOOK, reached #1 on the Amazon List of Hot New Releases in Entertainment within a week of being published, briefly passing Tina Fey ‘s Bossypants. The first in his Essential EXCUSE BOOK series, Howe takes a timeless swipe at the (unintentionally) funny things uttered by candidates, supporters and pundits during the life and after-life of a political campaign.

(Photo: http://photos.prnewswire.com/prnh/20130104/FL37119 )

“A compendium of sure-fire excuses for any candidate who is down in the polls, makes that unfortunate gaffe, needs to energize a lagging campaign or has the temerity to actually lose an election. A must-have for politicians, pundits, campaign staffers, volunteers, and voters of every party.”

The pocket sized book takes jabs at candidates, parties and positions of all flavors. According to editor Joe Keefe , what he finds striking about the book is that it contains “funny bits of almost-too-real stuff: remedies for when what they meant to say is what they actually said”. Howe mixes truth with humor and satire to arrive at the 78 numbered excuses. Examples:

No. 11 Opponent is pandering to the right Use when your candidate’s opponent ends a speech with “God Bless America”

No. 12 Opponent is pandering to the left Use when your candidate’s opponent starts a speech with “My Fellow Americans”

No. 77 The better candidate won. AKA [Only if we won. If not, screw them] The absolute worst excuse ever. Although it is rumored to have been around since the early days of political races in Athens, I cannot find an example of it actually having been used. Don’t even think about using it until your candidate loses seven straight races to the same opponent.

Howe’s Essential EXCUSE BOOK series is based on his Hall of Fame great-grandfather’s 1904 book of horse racing excuses: The Trottin Hoss Excuse Book, which remains a classic in racing circles to this day. The next book in the series will be The Physician’s Essential EXCUSE BOOK, with more to follow. The books will be available as paperback or eBooks on Amazon.com and the author’s website, ExcuseBooks.com.

Cranewoods Purchases Remaining Schoolhouse Lofts in Cincinnati, Ohio

in Real Estate Market News

 East Walnut Hills Condos

Cranewoods Development is entering their second redevelopment project in Cincinnati Ohio with the purchase of the remaining Schoolhouse Lofts.  Now in the process of finishing the luxury urban condo project, the Mcarland Lofts, in the West Fourth Street Historical District within the business district of Downtown Cincinnati, Cranewoods is engaging another historically oriented project in East Walnut Hills.  The remaining Schoolhouse Lofts units had languished in the challenged real estate market.  Cranewoods has taken on the role as the Redevelopment Manager of the former schoolhouse.

Andrew Howe of Cranewoods saw the beautiful old Walnut Hills High School and decided his expertise in historical building redevelopment and luxury housing gave him insights on how to provide contemporary (if not urban hip) design to the unique building with multiple turrets and Romanesque Revival design.

“I like the challenge of historical buildings,” says Howe, “but I also liked the central location near downtown Cincinnati, the hospitals and Clifton. The neighborhood is highly walkable, and I felt I could bring value and an upgraded design to new buyers at the Schoolhouse Lofts.”

Cranewoods will provide new layouts and new design to the remaining five units.  The project will now include optional layouts for a second bedroom or an expanded great room, bamboo floors, cutting edge designed bathroom vanities and fixtures, and designer lighting along with stainless steel appliances and granite countertops.  The revisions will also now include optional private garages in the gated parking lot.

The neighborhood of East Walnut Hills has grown from its “urban pioneer” days to be voted one of Cincinnati’s Top Ten neighborhoods.

One of the more unique aspects of the project is the financing structure Cranewoods arranged by teaming with the Cincinnati Development Fund (CDF).  CDF will provide a no interest/ no payment second mortgageto qualified buyers for 10% of the purchase price.

Cranewoods began providing real estate development consulting in Cincinnati in 2010 and the Schoolhouse Lofts is their second redevelopment project in the city.
